Home / Services / Deal Model and Lender Pack

The numbers a lender’s credit team reads.

An acquisition model for a property or a business, or a development feasibility model, with the credit paper or information memorandum that presents it to a lender, an investor or a board. Written the way a lender's credit committee reads it, because that is where the work was learned.

Fee agreed in writing before work starts.

Who it is for

Anyone with a good deal and no credit team: a developer with an approved site, a buyer of a commercial property or a business, a private lender deciding whether to fund one.

Developers

A feasibility and capital-stack model with base and downside cases, the sensitivity a credit team runs before you do, and a paper that answers their questions before they ask them.

Developers with several projects

We give you the view a treasury function would: every project, facility, investor and partner in one place. Forward scenarios show whether a new deal works, where liquidity runs thin, when refinancing and redemption dates fall, and where funding gaps are likely to open. Capital goes where the returns are strongest, and the group can see its liquidity at every stage.

Buyers of property and businesses

An acquisition model with the rent roll, weighted average lease expiry, interest cover and loan-to-value tests for a commercial property, or an integrated model for a business purchase, with the information memorandum that presents it.

Private lenders and family offices

The same discipline applied in reverse: a pre-lend credit review of the deal in front of you, with a downside case, a security position and a two-page credit review before you commit.

What you get

The model

Feasibility, capital stack and cash flow, or acquisition and refinance tests, built so your team can run it after handover. Base and downside cases in every version; every input traced to its source.

The credit paper

A short-form paper in the order a credit committee reads: the ask, the security, the sponsor, the numbers, the risks and the ways out. Written for the credit committee, not for show.

The information memorandum

The document your broker takes to market, with the same numbers as the model and the paper, so nothing has to be reconciled between them.

Questions answered

We answer the lender's first round of questions after submission. Answering them is part of the job; the lender makes its own credit decision on its own assessment.

How it works

Timing depends on the deal and the state of the information; we agree it with you on the first call.

  1. First

    Your enquiry

Tell us what the deal is, where it sits and what the lender will need. We reply with a written scope and fee.

  2. Then

    Your documents

Costings, the DA or contract, sales evidence, the sponsor's position. We send a checklist; you send what exists.

  3. Build

    Model and information memorandum

We build both from one set of numbers. You see the base and downside cases before the information memorandum is written.

  4. Last

    Handover

The pack goes to your broker or straight to the lenders you choose. We answer their first round of questions.

What it is not

We prepare the numbers and the papers. Your broker or you take them to market, and you make the decision.

Not a loan

We do not lend. Where a fee depends on the outcome, or a lender pays a commission, it is agreed with you in writing before work starts.

Not advice on financial products

Where a capital stack includes equity raised from investors, we model it and stop there.

Not consumer credit

Business-purpose and commercial deals only.
